T\u00fcrkiye\u2019nin uzman emlak platformu H\u00fcrriyet Emlak, \u0130stanbul\u2019da halihaz\u0131rda olan hatlar\u0131n uzat\u0131lan ve yap\u0131m\u0131na s\u0131f\u0131rdan ba\u015flanan metro projelerinin, sat\u0131l\u0131k ve kiral\u0131k konut fiyatlar\u0131 \u00fczerindeki etkisini inceledi. Sat\u0131l\u0131k konut fiyatlar\u0131nda Avrupa yakas\u0131nda en h\u0131zl\u0131 y\u00fckseli\u015f %109 ile Sar\u0131yer\u2019de olurken Anadolu yakas\u0131n\u0131n de\u011ferlenen il\u00e7esi de %53 ile Tuzla oldu. Kiral\u0131k konutlarda ise Avrupa yakas\u0131nda %114 ile Ba\u011fc\u0131lar de\u011ferlenirken Anadolu yakas\u0131nda %47 ile Ata\u015fehir\u2019deki fiyatlarda art\u0131\u015f g\u00f6zlemlendi.<\/p>\n

H\u00fcrriyet Emlak Endeks verilerine g\u00f6re sat\u0131l\u0131k konut fiyatlar\u0131nda %30-50 aras\u0131 fiyat art\u0131\u015f\u0131n\u0131n ger\u00e7ekle\u015fti\u011fi semtler aras\u0131nda Avrupa yakas\u0131nda Sar\u0131yer-Dar\u00fc\u015f\u015fafaka, Sar\u0131yer-Ayaza\u011fa, Ka\u011f\u0131thane-Merkez, Be\u015fikta\u015f-Y\u0131ld\u0131z, Bak\u0131rk\u00f6y-Atak\u00f6y, Bah\u00e7elievler-\u015eirinevler, Bah\u00e7elievler-Yenibosna yer al\u0131rken; Anadolu yakas\u0131nda Pendik-Kurtk\u00f6y, Tuzla-Ayd\u0131ntepe, Tuzla-\u0130\u00e7meler, Sancaktepe-Meclis, Sancaktepe-Veysel Karani, Sultanbeyli-Mimar Sinan, \u00c7ekmek\u00f6y-So\u011fukp\u0131nar, \u00dcmraniye-\u00c7aml\u0131k, \u00dcmraniye-Esen\u015fehir, \u00dcmraniye-Yamanevler, Kad\u0131k\u00f6y-Bostanc\u0131, Kad\u0131k\u00f6y-19 May\u0131s \u00f6nde geldi.<\/p>\n

Avrupa yakas\u0131nda Sar\u0131yer-Maslak, Ey\u00fcpsultan-G\u00f6kt\u00fcrk, Ey\u00fcpsultan-Ak\u015femsettin, Ey\u00fcpsultan-Alibeyk\u00f6y semtleri %50\u2019nin \u00fczerinde fiyat art\u0131\u015f\u0131 kaydederken Anadolu yakas\u0131nda Sancaktepe-Emek, Ata\u015fehir-Atat\u00fcrk, Kad\u0131k\u00f6y-Caddebostan, Kad\u0131k\u00f6y-Suadiye, Kad\u0131k\u00f6y-G\u00f6ztepe semtlerindeki art\u0131\u015f dikkat \u00e7ekti.<\/p>\n

\u0130stanbul\u2019u k\u00fcresel havac\u0131l\u0131k pazar\u0131n\u0131n en \u00f6nemli merkezlerinden biri haline getiren \u0130stanbul Havaliman\u0131\u2019na alternatif ula\u015f\u0131m i\u00e7in devam eden metro in\u015faat\u0131, Gayrettepe\u2019den itibaren hatt\u0131n duraklar\u0131n\u0131n olaca\u011f\u0131 baz\u0131 semtleri de de\u011ferlendirdi. \u00d6zellikle Sar\u0131yer, Ey\u00fcp, Ka\u011f\u0131thane ve Arnavutk\u00f6y il\u00e7elerindeki semtlerdeki fiyat art\u0131\u015flar\u0131nda dikkat \u00e7ekici bir hareketlenme g\u00f6r\u00fcld\u00fc.<\/p>\n

Sar\u0131yer\u2019de sat\u0131l\u0131k konut fiyatlar\u0131nda son 1 y\u0131lda metro istasyonunun bulundu\u011fu ve yeni metro projelerine ba\u011flant\u0131lar\u0131n\u0131n olaca\u011f\u0131 Maslak D\u00fcrr\u00fc\u015f\u015fafaka ve Ayaza\u011fa\u2019da %30-50 fiyat art\u0131\u015f\u0131 ger\u00e7ekle\u015fti. Ey\u00fcpsultan\u2019da metro hatt\u0131n\u0131n ge\u00e7ece\u011fi G\u00f6kt\u00fcrk Merkez, Ak\u015femsettin ve Alibeyk\u00f6y\u2019de fiyatlar %50-70 aras\u0131nda artt\u0131. Ka\u011f\u0131thane Merkez\u2019de ise art\u0131\u015f yine %50\u2019ye yak\u0131n oldu.<\/p>\n

\u0130stanbul Havaliman\u0131\u2019n\u0131n bulundu\u011fu Arnavutk\u00f6y b\u00f6lgesinde de havaliman\u0131n\u0131n faaliyete ge\u00e7mesiyle birlikte gayrimenkul yat\u0131r\u0131mlar\u0131 hareketlendi. Bo\u011fazk\u00f6y, Bolluca, Boyal\u0131k, Karaburun, Mavig\u00f6l ve Yenik\u00f6y b\u00f6lgelerindeki ilan art\u0131\u015flar\u0131 da dikkat \u00e7ekti.<\/p>\n

Kiral\u0131k konutlara bak\u0131ld\u0131\u011f\u0131nda ise son 1 y\u0131l i\u00e7erisinde Arnavutk\u00f6y, Ey\u00fcpsultan, Sar\u0131yer ve Ka\u011f\u0131thane\u2019de %25-60 aras\u0131 art\u0131\u015f ger\u00e7ekle\u015fti.<\/p>\n

Ba\u011fc\u0131lar\u2019a iki yeni metro projesi\u00a0<\/strong><\/p>\n

\u0130stanbul\u2019un merkezinde geni\u015f bir alana sahip Ba\u011fc\u0131lar, mevcutta hizmet veren metro hatlar\u0131n\u0131n uzat\u0131lmas\u0131 \u00e7al\u0131\u015fmalar\u0131yla de\u011ferlenmeye devam ediyor. Mecidiyek\u00f6y \u2013 Mahmutbey metro hatt\u0131n\u0131n Mahmutbey\u2019den Esenyurt\u2019a, Mecidiyek\u00f6y\u2019den de Be\u015fikta\u015f\u2019a uzatma \u00e7al\u0131\u015fmalar\u0131 g\u00fczergah \u00fczerinde yer alan b\u00f6lgelerin ve ba\u011flant\u0131 sa\u011flayacak metro duraklar\u0131n\u0131n oldu\u011fu semtlerin de de\u011ferini art\u0131rd\u0131. Ba\u011fc\u0131lar\u2019\u0131n metro dura\u011f\u0131n\u0131n bulundu\u011fu Mahmutbey semtinde sat\u0131l\u0131k konut fiyatlar\u0131 son 1 y\u0131l i\u00e7erisinde %30 art\u0131\u015f g\u00f6sterdi. Uzat\u0131lma \u00e7al\u0131\u015fmalar\u0131 tamamland\u0131\u011f\u0131nda son durak olacak Esenyurt\u2019ta da sat\u0131l\u0131k konut fiyatlar\u0131nda art\u0131\u015flar ya\u015fan\u0131yor. \u00d6zellikle G\u00fczelyurt bir y\u0131l i\u00e7erisinde sat\u0131l\u0131k konutlarda %84\u2019l\u00fck fiyat art\u0131\u015f\u0131yla \u00f6ne \u00e7\u0131kan semtler aras\u0131nda yer al\u0131yor.<\/p>\n

H\u00fcrriyet Emlak E\u015f Genel M\u00fcd\u00fcr\u00fc Zeynep Tando\u011fan, \u015fu de\u011ferlendirmeleri yapt\u0131: \u201cMerkezden ba\u015flayan Esenyurt metro hatt\u0131 olduk\u00e7a uzun ve pek \u00e7ok semtten ge\u00e7iyor. Hatt\u0131n ge\u00e7ti\u011fi duraklarda bulunan semtlerde bir s\u00fcredir fiyat art\u0131\u015flar\u0131n\u0131n ger\u00e7ekle\u015fti\u011fini g\u00f6zlemliyoruz. Metro a\u00e7\u0131ld\u0131\u011f\u0131nda fiyatlar daha da artacak. Sat\u0131l\u0131k konutlara olan talebin y\u00fckselece\u011fini \u00f6ng\u00f6r\u00fcyoruz. Metro hatt\u0131n\u0131n ge\u00e7ece\u011fi semtlerden Ard\u0131\u00e7l\u0131\u2019da yeni projelerin yap\u0131m\u0131na ba\u015fland\u0131. Bah\u00e7e\u015fehir\u2019de de yeni olu\u015fumlar var.\u201d<\/p>\n

Metronun uzat\u0131lma \u00e7al\u0131\u015fmalar\u0131 tamamland\u0131\u011f\u0131nda Kabata\u015f\u2019a kadar gidecek olan y\u00f6n\u00fcnde ise Be\u015fikta\u015f il\u00e7esinde ciddi bir y\u00fckseli\u015f s\u00f6z konusu. Vi\u015fnezade\u2019de sat\u0131l\u0131k konut fiyatlar\u0131nda %83\u2019l\u00fck bir art\u0131\u015f ya\u015fan\u0131rken, metronun dura\u011f\u0131n\u0131n olaca\u011f\u0131 Y\u0131ld\u0131z\u2019da %43\u2019l\u00fck fiyat art\u0131\u015f\u0131 ger\u00e7ekle\u015fti.<\/p>\n

Ba\u011fc\u0131lar\u2019\u0131 de\u011ferlendiren bir di\u011fer metro projesi de Kirazl\u0131\u2019dan ba\u015flayarak Halkal\u0131\u2019ya uzanacak olan proje\u2026 Metro dura\u011f\u0131n\u0131n olaca\u011f\u0131 Ba\u011fc\u0131lar\u2019\u0131n Kirazl\u0131 semtinde sat\u0131l\u0131k konut fiyatlar\u0131 son 1 y\u0131l i\u00e7erisinde %30 art\u0131\u015f g\u00f6sterdi.<\/p>\n

Kiral\u0131k konutlara bak\u0131ld\u0131\u011f\u0131nda ise son 1 y\u0131l i\u00e7erisinde Ba\u011fc\u0131lar\u2019da %112, Esenyurt\u2019ta %65 ve Be\u015fikta\u015f\u2019ta %27\u2019lik bir fiyat art\u0131\u015f\u0131 ger\u00e7ekle\u015fti.<\/p>\n

H\u00fcrriyet Emlak\u2019\u0131n yapm\u0131\u015f oldu\u011fu 2020 y\u0131l\u0131 Emlak Endeksi verilerine g\u00f6re ge\u00e7ti\u011fimiz y\u0131l \u0130stanbul\u2019un Ba\u015fak\u015fehir il\u00e7esi T\u00fcrkiye\u2019nin son 1 y\u0131lda sat\u0131\u015f fiyat\u0131 en \u00e7ok artan 10 il\u00e7e s\u0131ralamas\u0131nda 5\u2019inci s\u0131rada yer alm\u0131\u015ft\u0131. Ba\u015fak\u015fehir\u2019de halihaz\u0131rda bulunan metronun uzatma \u00e7al\u0131\u015fmalar\u0131 sebebiyle olu\u015facak alternatif ula\u015f\u0131m kolayl\u0131\u011f\u0131 b\u00f6lgeye olan ra\u011fbeti art\u0131rd\u0131. Yap\u0131m\u0131 tamamland\u0131\u011f\u0131nda Kaya\u015fehir\u2019e kadar gidecek olan metro hatt\u0131 \u00e7al\u0131\u015fmas\u0131 b\u00f6lgede hem sat\u0131l\u0131k hem de kiral\u0131k konut fiyatlar\u0131nda %8 ile %20 aras\u0131nda bir de\u011fi\u015fim sa\u011flad\u0131. Mevcutta hizmet veren Kad\u0131k\u00f6y \u2013 Tav\u015fantepe metro hatt\u0131n\u0131n Sabiha G\u00f6k\u00e7en Havaliman\u0131\u2019na uzat\u0131lmas\u0131 \u00e7al\u0131\u015fmalar\u0131na devam ediliyor. Yine ayn\u0131 \u015fekilde Pendik\u2019ten in\u015faat\u0131na s\u0131f\u0131rdan ba\u015flayan ba\u015fka bir metro projesinin de son dura\u011f\u0131 Sabiha G\u00f6k\u00e7en Havaliman\u0131 olacak. Havaliman\u0131n\u0131n yer ald\u0131\u011f\u0131 Kurtk\u00f6y b\u00f6lgesinde son 1 y\u0131l i\u00e7erisinde sat\u0131l\u0131k konut fiyatlar\u0131nda %44\u2019l\u00fck bir art\u0131\u015f\u0131n oldu\u011fu dikkat \u00e7ekiyor.<\/p>\n

Kad\u0131k\u00f6y \u2013 Tav\u015fantepe metro hatt\u0131n\u0131n uzatma \u00e7al\u0131\u015fmalar\u0131nda bir di\u011fer aya\u011f\u0131n da Tuzla\u2019n\u0131n \u0130\u00e7meler semtinde son bulmas\u0131 planlan\u0131yor. Metro \u00e7al\u0131\u015fmalar\u0131 b\u00f6lgeye olan talebi de art\u0131rm\u0131\u015f durumda. Hatt\u0131n \u00fczerinde yer alacak Pendik\u2019in \u00c7am\u00e7e\u015fme semtinde son 1 y\u0131l i\u00e7erisinde sat\u0131l\u0131k konut fiyatlar\u0131nda %20 art\u0131\u015f g\u00f6zlemlenirken, yine hat \u00fczerinde yer alacak Kavakp\u0131nar il\u00e7esinde %5\u2019lik bir art\u0131\u015f g\u00f6r\u00fcl\u00fcyor. Tuzla\u2019n\u0131n Ayd\u0131ntepe ve \u0130\u00e7meler semtlerinde %32-36 oranlar\u0131nda art\u0131\u015f dikkat \u00e7ekiyor.<\/p>\n

\u00c7ekmek\u00f6y ve Sancaktepe y\u00fckseli\u015fte<\/strong><\/p>\n

\u00dcsk\u00fcdar\u2019dan \u00c7ekmek\u00f6y\u2019e kadar gelen metro hatt\u0131n\u0131n Sultanbeyli\u2019ye kadar uzat\u0131lacak olmas\u0131 b\u00f6lgedeki gayrimenkullerin de\u011ferini art\u0131rmaya devam ediyor. G\u00fczergah \u00fczerinde yer alan en \u00f6nemli b\u00f6lgelerden biri, Avrupa\u2019n\u0131n en b\u00fcy\u00fck \u015fehir hastanesinin in\u015faat\u0131n\u0131n da bulundu\u011fu Sancaktepe. \u0130l\u00e7eye ba\u011fl\u0131 Abdurrahmangazi semti sat\u0131l\u0131k konut fiyatlar\u0131nda 1 y\u0131l i\u00e7erisindeki %104\u2019l\u00fck art\u0131\u015fla dikkatleri \u00fczerine \u00e7ekiyor. Metro dura\u011f\u0131n\u0131n yer alaca\u011f\u0131 Meclis ve Veysel Karani semtinde %30-40\u2019l\u0131k art\u0131\u015f g\u00f6zlemleniyor. Metro hatt\u0131n\u0131n son dura\u011f\u0131 olan Sultanbeyli\u2019de ise %41 oran\u0131nda fiyat art\u0131\u015f\u0131yla Mimar Sinan semti dikkat \u00e7ekiyor.<\/p>\n

B\u00f6lgeyi hareketlendiren bir di\u011fer metro projesi de Emek \u2013 Yenido\u011fan metro hatt\u0131\u2026 Projenin ba\u015flayaca\u011f\u0131 Sancaktepe\u2019nin Emek semtinde sat\u0131l\u0131k konut fiyatlar\u0131nda son 1 y\u0131lda %67\u2019lik fiyat art\u0131\u015f\u0131 ger\u00e7ekle\u015fti. Metronun dura\u011f\u0131n\u0131n bulunaca\u011f\u0131 \u00c7ekmek\u00f6y\u2019\u00fcn Ayd\u0131nlar semtinde %15\u2019lik bir fiyat art\u0131\u015f\u0131 g\u00f6zlemlenirken yine metro dura\u011f\u0131n\u0131n bulunaca\u011f\u0131 So\u011fukp\u0131nar semtinde %32 art\u0131\u015f ger\u00e7ekle\u015fti. Metro hatt\u0131n\u0131n son dura\u011f\u0131 olan Sancaktepe\u2019nin Yenido\u011fan semtinde de son 1 y\u0131lda %15\u2019lik art\u0131\u015f dikkat \u00e7ekti.<\/p>\n

Kiral\u0131k konutlara bak\u0131ld\u0131\u011f\u0131nda ise son 1 y\u0131l i\u00e7erisinde Sultanbeyli\u2019de %46, \u00c7ekmek\u00f6y\u2019de %45 ve Sancaktepe\u2019de %4\u2019l\u00fck bir fiyat art\u0131\u015f\u0131 ger\u00e7ekle\u015fti.<\/p>\n

Zeynep Tando\u011fan, \u015fu de\u011ferlendirmeleri yapt\u0131: \u201c\u00c7ekmek\u00f6y ve Sancaktepe\u2019de fiyatlar \u00e7ok d\u00fc\u015f\u00fckt\u00fc. Ata\u015fehir\u2019de sat\u0131l\u0131k konutlarda son 1 y\u0131l i\u00e7erisinde Barbaros semtinde %84 ve Atat\u00fcrk semtinde %55\u2019lik fiyat art\u0131\u015flar\u0131 ger\u00e7ekle\u015firken \u00dcmraniye\u2019nin de\u011feri y\u00fckselen semtleri %158 ile \u015eerifali, %40-50 dolaylar\u0131ndaki fiyat art\u0131\u015f\u0131 ile \u00c7aml\u0131k, Esen\u015fehir ve Yamanevler oldu.<\/p>\n

Metro projelerinin ba\u011flant\u0131 noktas\u0131 olarak dikkat \u00e7eken Kad\u0131k\u00f6y il\u00e7esinde ise emlak piyasas\u0131ndaki hareketlenme h\u0131z kesmedi. Her iki metro projesinin ba\u015flang\u0131\u00e7 noktas\u0131 aras\u0131nda sahil \u015feridinde kalan Caddebostan, Suadiye ve G\u00f6ztepe\u2019nin yan\u0131 s\u0131ra metro hatt\u0131n\u0131n ilk dura\u011f\u0131 olan Bostanc\u0131 ve metronun ge\u00e7ece\u011fi 19 May\u0131s\u2019ta %37 ila 70 oranlar\u0131nda fiyat art\u0131\u015flar\u0131 ger\u00e7ekle\u015fti.
